City Council recently approved Fort Saskatchewan’s Downtown Land Use Bylaw on 26 April, 2016. GSA principal, Dnyanesh Deshpande, led this project from its conception till the final approval. The new land use regulations are presented in a simplified format with a strong focus on urban design, built form character and promote mixed-use development.

In 2009, City Council adopted the Downtown Area Redevelopment Plan (DARP) to provide guidance for future growth and development in the downtown. The Downtown Land Use Bylaw continues the vision outlined in the DARP, and introduces 8 new land use districts to provide site specific regulations for the downtown.
