On August 13, 2021, the Edmonton City council approved the Altairus development, a six-story residential development in the charming Garneau neighbourhood in Edmonton. This is a car-free environment in a highly walkable and bikeable area of Garneau with indoor secure bike storage for all residents. The developer has committed to providing subsidized transit passes for tenants for 10 years to encourage the utilization of public transit. The building will have many communal amenities that will help attract and retain people to live in the building not just for a year but for multiple years. Buildings with larger units and amenities, such as a children’s play area, two-story gym, and social rooms increase the rate of tenants renewing leases. On the exterior, the goal is to preserve the character and quality of the neighbourhood with a building that is architecturally interesting and well-designed, so the building will be finished with high-quality materials on all facades. The combination of sizeable units, a variety of amenities and high-quality design are at the forefront of the next generation of rental living.
