Project Description: Associate Urban Planning & Urban Design Marcelo Figueira was the Planning Leader of the team that approved the Jameson infill rezoning project in Oliver, a mature neighbourhood in Edmonton. The Open Sky site is composed of three lots totalling 0.17 hectares located on the northeast corner of 121 Street NW and 102 Avenue NW. The development features a unique residential mixed-use complex, accommodating residential and commercial uses in a safe, walkable, human-scaled built environment that builds on the Oliver Neighbourhood look and feel, thus preserving the residential character of the neighbourhood while weaving in more density. Key standards of the development include a Floor Area Ratio (FAR) of 8.7, a maximum building height of 54 metres, and a total of 190 units. The built form allows for a mix of unit types over a three-storey podium with ground-level units fronting onto 102 Avenue NW and the adjacent east-west lane to the north. This configuration provides a transition to adjacent sites and reinforces the pedestrian scale of 102 Avenue NW and creates an urban mews on the east-west lane.
